Peabody Union

Peabody Union is the greater master plan that collectively contributes to the city’s greater vision for Rolling Mill Hill on the southern edge of Downtown Nashville. Awarded through a public competition facilitated by the Metropolitan Development and Housing Agency, HASTINGS envisioned an enhanced mixed-use development that celebrates and respects the historic Trolley Barns, adding much needed critical mass through a variety of uses, and contributing to the greater public realm through pedestrian-centric experiences, pocket parks, and porous connectivity with the greenway system.

Inspired by the linear orientation of the adjacent Trolley Barns, the massing for Peabody Union relies on a series low-scale base building “barns” that result in the continuation of the alleyways between the structures. These linear plazas with unexpected pass-throughs that seamlessly interconnect with the adjacent greenway are made possible through the four levels of parking strategically located below ground.

The significant contribution to the public realm creates a walkable pedestrian experience, knitting together the greenway, pocket parks, and private development open spaces where all are welcome.

Rising above the barns which contain 50,000-square-feet of restaurant and retail space are a 250,000-square-feet Class-A office building and a 27-story residential tower.

The taller tower bridges across the two easternmost barns, creating a unique condition below where the plazas meet the greenway. This is one of multiple unexpected moments as people travel to and through the site, creating a more inviting, interesting, and interconnected experience.
